More than two hectares of vacant industrial land in the increasingly popular precinct of Wangara is expected to be snapped up quickly in a market still suffering from a shortage of large lots, according to selling agent Colliers International.
The 2.02 ha property on Windsor Road has been sent to market by owners ABC Blinds with a price tag of more than $5 million.
Colliers International Industrial Agency Executive Rick Bantleman said the location of the property and the potential to carve up the site for sale or development was expected to draw strong interest from buyers.
“The property is close to major arterial roads, with good access to Gnangara Road, Reid Highway, Wanneroo Road and the Mitchell Freeway, and there is the potential for subdivision subject to council approval,” said Mr Bantleman.
“There remains in the Perth market a critical shortage of large industrial blocks of more than 1.0 ha, and this coupled with the level of demand has seen the price for larger lots pushed to almost the same rates per square metre has is being achieved for small blocks in some cases.”
Wangara has emerged as a key industrial and commercial precinct in the northern corridor, with the area – including the Landcorp-developed Enterprise Park, now home to more than 1,000 businesses employing more than 8,000 people.
Together with Landsdale and Neerabup, Wangara has cemented the reputation of the City of Wanneroo as a key strategic node for business activity in Perth’s fast-growing northern corridor – something recognised in the City of Wanneroo’s Strategic Plan, which identifies one of its key objectives as promoting investment that advances the development of commercial and industrial areas.
“The opportunity to secure a large industrial landholding in such a strategically-located area doesn’t come around very often, particularly in this market,” said Mr Bantleman.
“We would expect the level of interest in this property to reflect that.”
The property at 56 Windsor Road, Wangara, is For Sale at an asking price of $5.4 million or approximately $270sq m.
