1. Current Portfolio of property under management:
Currently the management portfolio consists of over 5.7 million square feet of property.
2. Management fee rate and method of determining.
It is our intention to provide each account with the attention of our senior level associates. Our management fee rate is determined on an individual basis to allow for the property owner to receive equitable, hands-on, high priority service.
3. How does your firm handle repairs and maintenance issues? In-house or out-sourced?
To maximize service standards and response time, Colliers Arnold retains an in-house maintenance engineering department that is readily available to resolve minor maintenance and repair issues, assist with bid solicitation, perform route service and police the properties.
Colliers Arnold maintains a preferred relationship with third party vendors throughout the Greater Orlando area. These vendors include landscape maintenance, janitorial, plumbing, electrical, roof repair and replacement, general contractors, asphalt, pest control and pressure wash providers. Our standard, third-party service contract is for the maximum term of twelve months, with a thirty-day, at will, cancellation clause.
4. What is the Property management and accounting software your firm employs?
Effective January 1, 2003, Colliers Arnold Management has completed the upgrade to Yardi Voyager. Yardi Voyager is the complete web-based property and asset management application that gives you real-time information, integrated accounting, and processing power from anywhere you can hook-up to the Internet. This global access to a centralized database offers not only faster processing time, but also the ability to run up-to-the-minute reports and handle transactions, enterprise-wide, from anywhere at any time. This real time, web-based accounting system allows Property Owners immediate access to all tenant and financial information. Lastly, our strong commitment to technology allows us to accommodate any other owner-required software.
Susan Koschewa, CPA is the team member at Colliers Arnold responsible for overseeing the account functions in the Orlando office. Susan brings a wealth of experience to this position and is a tremendous asset on our team.
5. What is the time it would take to assume a new assignment?
We are completely staffed. Experience has shown us that within thirty (30) days, Colliers Arnold can successfully transition a new assignment into the Colliers Arnold operational and accounting systems
