VALUATION AND ANALYSIS
Our Valuation and Analysis department works with the valuation of commercial property for both Norwegian and international clients, as well as financial and market analysis of property markets both national and international.
Visible values
We have noticed a huge growth in enquiries for valuation services and we see that more and more principals wish to have a much more clearly visible valuation of their assets.
Our typical customers are banks who use property valuations in connection with loans or refinancing or funds which need a valuation in connection with tax matters or the payment of dividends.
Objectivity
Those who approach us are usually looking for an objective valuation of a property or a portfolio. For this reason we only provide a valuation and not consultancy, brokerage or transaction services for the same client.
Valuation is done from a commercial market perspective and is not the same as a traditional, technical appraisal. In this way our clients receive the fairest actual assessment of the value of the asset in the marketplace.
Internationally Colliers is one of the very biggest players in the field of valuation of commercial property. As well as working locally in Norway for Norwegian investors, banks and funds, we also work for foreign principals who are investing in Norway or Norwegian principals who are investing abroad. We constantly collaborate and exchange experience with our colleagues in Colliers International’s offices outside Norway and have taken part in a number of international commissions.
International standard
Following the introduction of the new IFRS (International Financial Reporting Standard), most international clients require a common reporting tool from valuers and property principals. We have taken the consequences of this on board and for valuation and reporting we use Circle Software, which is a standard language for property and finance internationally. In this way our clients receive a dependable valuation and analysis carried out with the depth of local knowledge, in an international format.
