PROJECT MANAGEMENT

Through our Property Management Services, Colliers carries out the overall operation and management of your commercial property, including:

  • rent collection
  • accounting
  • financial reporting
  • maintenance and repairs
  • customer service for building tenants

We hire staff, arrange contracted services, purchase supplies, and pay bills. We also make mortgage payments, manage payroll, review and appeal property rates assessments, conduct energy and environmental audits, undertake risk and insurance management, marketing and leasing. For our foreign clients, we also do GST filings.

ACCOUNTING
We will prepare rental billings, calculate common-area maintenance and tax recoveries, track rental abatement, process invoices and prepare and provide financial statements.

BUDGETING
We will prepare the annual operating budget, which quantifies estimated operating expenses, projects the property's net operating income and defines the operational strategy of the property.

MAINTENANCE SERVICES
We will handle all of the operational and mechanical needs of your property. This service will include arranging service contracts with third-party contractors and/or, upon request, service for complete preventative maintenance programs available through our in-house maintenance staff.

THE COLLIERS 24-HOUR SERVICE CENTRE
Tenant retention and protection of your investment are the key focus of Colliers International Service Centre. It allows tenants to make service requests with one call at any time of the day or night. Our database and monitoring system automatically dispatches work orders for fast response and tracks the work order to completion.

LEASE ADMINISTRATION
Colliers International's qualified and experienced staff can draft leases, renewals, offers and all other lease related documents for landlords. We ensure all pertinent information from the lease is extracted and summarised in a lease abstract. This guarantees that renewal and other key dates are not missed. The abstract also highlights any discrepancies that pertain to the recovery of operating costs.

FINANCIAL PLANNING AND REPORTING
Clients can be assured of having accurate forecasts of rental income, estimated operating costs for leasing and operating purposes, projected cash flows, and overall investment performance. Monthly reports will be prepared and presented and, if requested, can be consolidated for multiple properties.

PROJECT MANAGEMENT
Colliers can coordinate tenant improvement work, manage landlord fit-up, minor and major repairs, maintenance and renovation projects, as well as capital works, reconstruction and major renovation, or upgrading projects.

CUSTOMISED PACKAGES
All of Colliers Property Management Services are available on a stand-alone basis.

We have the ability to offer our services individually or in combination, which allows us to easily integrate with the in-house management capabilities of our clients.

Clients can opt for our full service property management packages or contract for a selection of the individual services to meet their needs.
