Case Studies

JOHNSON & JOHNSON, North Brunswick, NJ
In one of the
New Jersey’s largest industrial transactions, Colliers Houston & Co. sold the former Johnson & Johnson Personal Products Facility to Silver Line Manufacturing Co.  Colliers Houston & Co. employed a strategy of seeking heavy labor using manufacturing companies who were in need of growth.  In a declining manufacturing market Colliers Houston & Co. identified Silver Line, previously located in Middlesex, New Jersey, who is now the country’s largest manufacturer of vinyl replacement windows.

MITSUBISHI, Franklin Township, NJ
Mitsubishi Electric
engaged the services of Colliers Houston & Co. to help reduce overall operating costs by subleasing their
Franklin Township distribution center which was being underutilized and relocate four operating groups.  Colliers Houston & Co. developed a targeted marketing campaign which resulted in a sublease to Community Distributors within five months.  In turn Colliers Houston & Co. relocated the distribution center to Monroe, and the office divisions into space in Millburn, Branchburg and Franklin Township.  Total facility overhead was reduced by 40 percent.

OWENS-BROCKWAY, Freehold, NJ
The true challenge of the project was to define an adaptive re-use of an extremely large former glass plant in a remote area.  Colliers Houston & Co. developed and implemented a strategy of exposing the property to large space users who had relatively low product turn.  The strategy resulted in a successful sale of the property to Pierce Leahy Business Archives.
