Procter & Gamble Co. — maker of Tide laundry detergent, Charmin bathroom tissue and Crest toothpaste — leased 1.2 million square feet of space at Gateway Commerce Center in Edwardsville.

P&G has moved into nearly 580,000 square feet at the Gateway Commerce Center’s Westway III building at 3101 Westway Drive under the $17 million deal. The facility will be expanded to 1.2 million square feet by the end of the year, said Ed Lampitt, vice president at Colliers Turley Martin Tucker (CTMT).

Lampitt was employed by CB Richard Ellis when he represented the developer, Trammell Crow Co., and landlord Multi-Employer Property Trust. Terry Stieve, senior vice president at CTMT, represented P&G in the transaction.

The new lease means P&G can consolidate several buildings it leases in the region, including existing space at Gateway, for its distribution functions.

The move will generate cost savings and operational efficiencies, Lampitt said, adding that the facility is in an enterprise zone, a geographic area designated by the state and offering economic incentives.

Gateway Commerce Center is located on 2,300 acres at the intersection of interstates 270 and 255 in Madison County, Ill. It currently offers more than 10 million square feet of distribution space. Several other consumer products giants also have a presence at the development, including Hershey, Unilever and Dial.
