Challenge
Talcott Realty Investors, LLC purchased One Southwest Crossing in the 4th Quarter 2004 in a struggling office leasing market. The building’s occupancy was 45% at the time they acquired the building. Talcott needed an experienced, aggressive leasing and management team that would create value for their investment.
Solution
With strong competition from neighboring Class “A” buildings, Colliers recommended an aggressive economic package that met Talcott's objectives. With a high level of communication with the ownership, the Colliers Project Team was able to meet the market and provide quick reaction time to the brokerage community and tenants.
Results
The Team was successful in repositioning the property and leasing over 200,000 square feet within a 24 month period, increasing occupancy from 45% in 4th Quarter 2004 to 100% in 4th Quarter 2006. The Team’s immediate and intense marketing plan and improved broker/tenant relations were the keys to success on this assignment.
