Around mid-year 2000, Exel Logistics do Brasil was seeking a strategic location for the development of a Build to Suit logistic center.  The company had important tax incentives to engage in a lease agreement with Unilever, building a Master Logistic Center (MLC) to service that companies needs.  Exel was seeking approximately 230,000 square meters of land area to build a facility of about 80,000 square meters.

Challenge
As the largest build to suit operation under construction in Brazil at the time, Colliers International had to pull together a number of resources so the project would pan out as planned. In addition, Colliers was facing a tight project budget in terms of time and financial resources and, thus, had to be sure to complete each phase with maximum efficiency.

Results
Colliers put together a specialized and professional team which completed the project within the designated time.  Colliers Brasil’s extensive market knowledge and industry alliances were key in their achievement of optimal final results.  Today this MLC located in the Sao Paulo periphery is considered to be one of Exel’s most successful logistics centers.
