Bristol-Myers Squibb assigned Colliers International Peru to assist them in the consolidation of their activities and the disposal of several older facilities as well as the termination of leases on undesired plants.  In collaboration with Bristol-Myers Squibb, Colliers Peru was able to develop an effective disposal strategy, streamlining the company’s country strategy.

Challenge
At the time that Colliers was contracted for this project, industrial market activity in Lima was somewhat depressed.  In addition, numerous banks were selling similar repossessed assets at very low prices.

Results
Colliers analysed the properties in order to determine their best possible use.  Several factors, such as the effects of the planed construction of a new highway near one particular plant, were taken into consideration when appraising and marketing the properties.  In addition, alternative closing strategies were studied with potential buyers in order to maximize eventual sale prices.  The most important plant was finally leased to a potential buyer who then purchased the property upon bank loan approval.  When the remainder of the plants were sold, Bristol Myers’ operations were consolidated in one central location, representing impressive monthly savings for the company.
