Colliers sold a 5-star hotel located on the beautiful island of Ischia, in southern Italy.
Colliers Elitrade S.p.A. was instructed to sell a 5-star hotel located in Lacco Ameno, on the beautiful island of Ischia.
Ischia is an island of volcanic origin located in the gulf of Naples and is internationally known as the “Green Island” of the Mediterranean for its natural beauties and thermal springs. Every year millions of tourists visit the island, thanks to a mild weather all year around and excellent tourism facilities with more than 300 hotels.
The hotel consists of 125 rooms, 3 restaurants and bars, a spa and a wellness center that has an agreement with the National Health Service. The property was part of a 29 mixed-use portfolio owned by ENPAM, the Italian pension fund for doctors and dentists, which gave Colliers Elitrade a mandate to act as real estate advisor in the sale process. The portfolio was sold through a private bidding process involving 20 hotel operators and investment funds.
The property was purchased by the tenant. The hotel was occupied with a lease contract expiring in 2019 and containing a right of first refusal clause. Colliers Elitrade S.p.A. conducted a skillful negotiation over 12 months, in order to ensure the best financial return to the seller and to guarantee the effective execution of the clause to the tenant.
