As a result of the co-operation between Colliers International Hungary real estate agency and Millenia service company the project and property management division of Colliers International Hungary was founded in 2006. The business relationship between the two companies had already been very good, as they had previously conducted several successful projects together. Their strategic collaboration is the beginning of a co-operation that combines the extensive local experience of Millenia and the international background of Colliers in order to provide professional project and property management services for their clients.

Project management

The classical definition of project management is the sum of steps for evaluating unique final goal, through careful planning and design and beside precise documentation. The end product of the property development project management is the new or remodelled, renovated building that accommodates our clients. In order to entirely satisfy our customers we can provide assistance on three levels:

I. TECHNICAL SUPERVISION – TECHNICAL REPRESENTATION

Technical supervision covers the area of planning and implementation. The technical supervisor investigates the work of architects, contractors taking the legal regulations into consideration. He represents the technical requirements of the client and takes responsibility for the technical decisions to be made.

The technical representative also takes full responsibility on behalf of the client at the time of making both technical and financial decision.

Control areas:

• Technical supervisor of architect,
• Technical supervisor of mechanical engineer,
• Technical supervisor of electrical engineer,
• Technical supervisor of building (structural) engineer.

II. PROJECT MANAGEMENT

Our clients often do not wish to assign the contractors with the supervision of the implementation in order to be able to follow each phase and area of the construction.

• During the project management we deploy all possible tools of technical supervision, and
• Prepare economic analysis for our clients.
• By following the full procedure of the tender we can see through the project.

III. GENERAL CONTRACTING

The level of project management and technical supervision, where one company handles both the expenses and the contracts of the implementation is called general contracting. Our company does general contracting in case professional aspects support its necessity.

General contracting includes the followings:

• planning,
• arrangement of permit,
• construction, and
• arrangement of usage permit
• technical supervision
• legal advisory

As general contractors, our company builds and remodels office buildings, shopping centres, and warehouses.
