COLLIERS INTERNATIONAL ANNOUNCES CHRISTUS HEALTH’S 144,000 SF OFFICE LEASE

HOUSTON, TX, March 25, 2008  Colliers International in Houston is pleased to announce CHRISTUS Health has leased 144,000 square feet at 2707 North Loop West office building in Houston’s North Loop West submarket. Colliers International’s Robert S. Parsley, Co-Chairman and Principal, and Bill Byrd, Principal, represented CHRISTUS Health in the transaction. The property owner’s representative, Hines Interests, was represented in-house by Ronnie Martin, Chrissy Wilson and Mark Janssen.

Robert S. Parsley stated, “CHRISTUS Health currently has two corporate office locations in Houston, both of which Colliers has been pleased to represent. We conducted an extensive citywide search for the best office location possible before CHRISTUS chose 2707 North Loop West as the company’s new address. The 176,459-square foot building was ideal for several reasons, including allowing CHRISTUS to act on future expansion options which, based on the company’s current growth trends, is a strong likelihood.”

“The North Loop West office submarket continued to surface during the selection process,” Parsley continued. “It’s proximity to major population and key business sectors was a strong attraction. When we factored in competitive pricing for select choice properties with superior amenities, we found it was clearly the best choice for CHRISTUS’ long-term space needs.”

Bill Byrd added, “Also important in selecting the 2707 North Loop West location was CHRISTUS’ commitment to providing their commuting employees with multiple mobility options. Proximity to the company’s previous office location at 2600 North Loop West was clearly a plus in this respect. Loop 610 continues to serve as the city’s major connector between infield and suburban sectors, with office locations along the Loop appealing to companies with diverse employment pools. For many corporate tenants in Houston, addressing employees’ mobility needs is a top priority, particularly as the local employment base continues to expand to outlying areas.”

Following their successful transition to 2707 North Loop West, CHRISTUS Health plans to sell their current corporate office building located at 2600 North Loop West with a 133,924 square feet of available lease space. Robert S. Parsley and Bill Byrd have been selected as the exclusive sales representatives and have begun actively marketing the property. Parsley and Byrd also represented CHRISTUS Health in their 109,576-square foot lease at 1700 West Loop South office building in Houston’s Galleria submarket in December 2006.
