Quest Diagnostics was located in two smaller locations in the Houston market. Quest was
growing rapidly and was interested in consolidating operations in one building that provided
access to all areas of the city.
The Challenge…
To identify buildings that could meet Quest’s space requirement (approximately 110,000 rsf) and provide good accessibility around Houston, the fourth largest city in the USA. Address concerns about the location, as the Quest employees’ residences was also a consideration.
Solutions…
Created employee location maps to determine best location for consolidated regional offices. Identified and negotiated with landlords for existing buildings and developers for build-to-suit sites. Coordinated meetings with local and state business development officials to determine lease incentives for Quest’s relocation site selection.
Results…
Selection process became the model for Quest real estate expansion and relocation assignments. Negotiated a ten year lease that provided top building signage and flexibility for anticipated growth needs during the lease term. Coordinated with the landlord regarding special laboratory requirements to meet “fast track” construction requirement and meet occupancy deadline.
