Todd and his team completed a thorough road study of the area along US Hwy 59 which included inventorying both vacant and improved properties and identifying key competitors, suppliers and designated trade areas.  After choosing the best available land sites, the team began negotiating with multiple owners to secure a site.  During this process, Todd identified an existing car dealership which would soon be available at well below replacement costs.  After a thorough analysis of the dealership, which included a 30,000-square foot office and service bay area, the team presented D&D with this exceptional opportunity, emphasizing the make-ready condition of the facility and the replacement cost associated with the improvements.

Results: D&D authorized an offer be made on the dealership which was one of many received by the owner.  Todd and his team made several strategic deal points that put D&D in first place in the bidding process which they ultimately won.  The final results included the acquisition of a 5.5 acre site along US  Hwy 59 North adjacent to a various large national retailers and multiple new car dealerships which strategically placed D&D in the heart of the Kingwood/Humble trade area. Their final purchase of the property was effectively land value as the improvements were included at no cost.
