Colliers Dow & Condon's business strategy is "traditional brokerage" in that we represent both owners and users alike. Database - Colliers Dow & Condon brokers are the direct conduit to accurate and timely market information. Our research analysts constantly update our several databases with key information on office, industrial, retail investment and commercial property availability - both in-house and competitors' listings, every major, closed lease and sale transaction, existing and prospective tenant profiles (including lease expirations), property owner's profiles, and prospective purchaser/investor profiles. We also have a database of all commercial real estate sales in Connecticut over the past 14 years. Almost every company in Central Connecticut is in our automated database. The number is guarded as proprietary, but it is substantially in excess of 40,000 companies. This information is continuously updated to insure accuracy.

In-House Marketing Capabilities - We are a fully automated office with the latest in computer technology. We have a skilled staff capable of producing high-quality marketing materials, research reports and targeted mailings.

National Coverage - Effectiveness on larger assignments requires national marketing. This is easily accomplished through the utilization of the Colliers Network. We also submit information through our other national associations; i.e., SIOR, IDRC, and CCIM.

Direct Mailings - Targeted mailings of a custom flyer are sent to prospects in the market. We have the ability to sort by the type of property the prospect uses, SIC code, zip code, employee size, or any other detailed criteria we decide is appropriate. Mailings work best for the smaller, user-occupied properties under 50,000 square feet. These are highly effective if flyers have the correct message and are targeted to the right groups.

Networks - Colliers Dow & Condon has developed very effective networks for marketing properties. These networks are considered proprietary, but they include economic development directors, chamber of commerce officials, political leaders, real estate attorneys, certain accountants, real estate operators, developers, appraisers and consultants, investors, bankers and others.

Advertising - This is the least cost-effective way to market real estate; however, advertising has advantages when an announcement type of message is desirable to broadcast to the market. Generally newspaper, magazine, radio or television advertising is paid for by the property owners.

Web Site - Our web site - www.colliersdow.com is gaining rapidly in acceptance as a means to market property. We are experiencing continuous gains in traffic on our web site. All of our exclusive listings are posted here through LoopNet©, the web's largest resource for property listings in an interactive and user-friendly format. We also post all of our exclusive listings on CERC (Connecticut Economic Resource Center), an online database of over 2,500 commercial and industrial sites and buildings in Connecticut.
