Peoria Plaza is located in the Airport/Montbello corridor, which is the largest distribution submarket in the Denver area. The 75,010 square foot, 4-building project offers units sizes from 1,500 Sq. Ft. to 5,000 Sq. Ft.
Colliers Bennett & Kahnweiler, Inc. was assigned the exclusive leasing and management of Peoria Plaza in the summer of 2003. When assigned the project the occupancy for the building was 67%, well below the current market.
Since taking over the project, the team has completed over thirty (30) transactions and has significantly increased occupancy by 24% to 98% presently.
In addition to increasing occupancy, Colliers achieved higher rates for the project by 15% from $6.00/Sq. Ft. to $7.25/Sq. Ft.
While increasing occupancy for the project, Colliers has successfully retained over 95% of the current Tenants.
In 2006, Colliers Bennett & Kahnweiler, Inc. represented the Mindlin Companies in the sale of this 21-tenant complex.
The project was sold to a local partnership group who intends to sell the individual units as condos to existing tenants and new buyers. Colliers will be representing the new ownership group in the sale of the condo units
