A spin-off company from Standard Register Co. soon will move out on its own. Expedata LLC, a digital writing business, will relocate from Standard Register's Dayton headquarters this summer to the Newmark IV building in the Newmark Corporate Center in Miami Township.

The new tenant is the latest for the three-story, black glass building, situated at Interstates 75 and 675, near the NewPage headquarters. The 75,000-square-foot building is breathing new life following a bleak period late last year when National City Mortgage departed and left more than half of the building empty.

Brokers said several new tenants are filling the vacancy and prompting the building owner to launch a major renovation project. The building's owner -- Chicago-based Bradley Associates -- is in the process of spending $1.5 million upgrading the building, including improvements to the common areas, roof, HVAC system and lobby, said Jeff Levine, vice president of Colliers Turley Martin Tucker, who helped broker several recent deals. The parking lot was also recently expanded and overlaid.

Dayton-based Turner Property Services is handling the upgrades. "This will get that building back on the road to prominence," Levine said.

Expedata will move into 25,600 square feet of the building this July. Standard Register sold its Expedata division last year to Dayton private investment group Exped LLC, a subsidiary of DoubleDay Acquisitions II. Brandon Major, vice president of finance for Expedata, said the move will involve its 25 local employees.
