The cooperation with IBM Company started few months before we got the Tenant representation mandate for additional office sourcing. IBM office from Stuttgart Germany had contacted Colliers International, Croatia office in addition to find out more information regarding office space market in Zagreb. After we provided them with all required information concerning supply, rents, vacancy rates, lease conditions and lease terms they came to us with a requirement to find them a suitable office space for their IT sector.

IBM Croatia was searching additional office space for lease in Zagreb.  It was a quite complex task because the client had many corporate standards which we had to follow as well as the lack of the available office space on the market in that moment. Regardless of the current situation on the real estate market and the efforts of potential buyers to reduce the selling price, Colliers team managed during negotiations to maintain an excellent level of prices and thus defend the interests of landlord and justified the given confidence.

After prepared a substantial list of vacant office and several meetings, the list was reduced to one office space that they decided to start a negotiation. After we achieved most of the client’s requests, we successfully succeeded in signing the contract. The office was completely finished according to the specific client standard and delivered in agreed time. IBM leased required office space with total surface of 236 m² as well as 6 parking spaces.
