The industrial park too large and expensive for a locally-based company to develop. After the company recruited a national developer, the property is now master planned and primed for construction of the first building as part of 2 million square feet of industrial space.

TheCarolina Pines Industrial Park contained a 122-acre parcel that had previously proven itself to be too large and too expensive for a Columbia-based company to develop. Recognizing an overwhelming need for industrial space in Columbia, Colliers Keenan began the process of identifying national developers that could handle a project of this scope, size and cost. Kirco ultimately purchased the property for $2.2 million, and using the market research provided by Colliers Keenan, has master planned the tract to contain up to 2,000,000 square feet of industrial space. The first 184,000-square foot building will be completed in the third quarter of 2008, and final build out is expected to take approximately 10 years.
