Colliers Keenan was approached by an automotive dealership that was seeking ways to potentially sell portions of their business location, with the objective of generating cash while also reducing overhead.  This dealership was located on a five-acre parcel fronting on a major thoroughfare in a well-established community. 

A team of Colliers Keenan brokers worked with the dealership’s principals in order to analyze and determine if the property could be subdivided without adversely impacting the ongoing business operation.  Issues including ingress/egress, utility reconfiguration, additional curb cuts and local government approval had to be considered and dealt with before the property could be subdivided or marketed.

Ultimately, all of these issues were satisfied, and Colliers Keenan was able to attract to the site a nationally known retailer that agreed to purchase 1.7 acres of the original 5-acre parcel at a price in excess of $1,000,000; the dealership successfully consolidated its operations on the remaining 3.3 acres.
