The building was on the market for nearly one-and-a-half years prior to Colliers Keenan being awarded the listing.  Because the building had been available for such an extended period of time with very little activity, prospects felt as though the building would be available at a “buyer’s price.”  Additionally, any potential purchaser of the building had to demonstrate that 15% of their employee base was engaged in IT, research, development, or science-related work as mandated by the the South Carolina Research Authority, which governs the park.

Results

3 Technology Circle sold at what the sellers considered to be a very strong price, in spite of economic conditions at the time of the sale.  Not only was Colliers Keenan able to uncover a buyer for the property, but through extensive marketing potential buyers continued to show interest in the property after the buyer placed it under contract.
