Colliers Keenan received the leasing and management assignment for 1441 Main Street, a 267,549-square-foot, Class A, office building, from a publicly traded REIT in June 2006.

Challenges
The previous leasing and management firm controlled this property for two years prior to Colliers Keenan being awarded the assignment, and only leased 2,525 square feet during that period. A major tenant occupying approximately 70,000 square feet also opted not to renew their lease during this period. Moreover, the former leasing team implemented a marketing brand and building slogan that was not well perceived in the business community.
Services Offered
Colliers Keenan quickly worked to reposition and rebrand 1441 Main Street. A new approach was implemented, and by using creativity and unique marketing methods the Colliers Keenan office team was able to change the perception of the building in the business community. A new management team was also brought into the building in order to strengthen the relationship between the landlord and current tenants.
Results
Colliers Keenan was able to attract the interest of an anchor tenant that was rumored to have already committed to a planned development. After working in tandem with tenant representatives, architects and construction managers for over 18 months, Colliers Keenan was able to develop materials that would offer renovations sufficient enough to compete with a new property. During the first two years Colliers Keenan leased and managed 1441 Main Street, our office team executed 96,231 square feet of new leases to tenants such as Total Carolina Care Inc, Wachovia, Wellington Advisors and PriceWaterhouseCoopers.
