CORE SERVICES

Corporate Services Group (CSG) can provide a complete range of corporate real estate services to support the day-to-day needs of an internal corporate real estate department as well as providing traditional outside brokerage services.  The services provided by CSG are grouped into three basic categories.

STRATEGIC ADVISORY SERVICES

  • Review of portfolio to determine extent to which properites meet operating requirements and financial objectives
  • Identifity specific issues that may influence strategic real estate decisions, such as environmental impairment, book value, etc.
  • Identify potential strategies to better meet operating requirements and leasing all or portions of sites, etc.
  • Location strategies and site selection, market research
  • Brownfield redevelopment strategies
  • Zoning and infrastructure issues
  • Property tax appeals

TRANSACTION MANAGEMENT AND EXECUTION

  • Property acquisition and/or disposition strategies will be established working with senior management and business unit managers
  • Lease vs. purchase for acquisitions
  • Sell vs. lease or participate in redevelopment for surplus properties
  • Donation or 1031 exchange
  • Undertake market research for each transaction to determine price range
  • Prepare a specific disposition or acquisition plan and budget for each transaction
  • Packaging of properties for "sealed bid" auctions
  • Management and administration of closing and post closing activities
  • CSG can procure and direct special services, which may be required to support individual transactions such as title services, property appraisal services, facility planning, design and engineering services, property appraisal service, facility planning, design and engineering serivces, construction management services, property and facility management services (security, maintenance, etc.)
PORTFOLIO MANAGEMENT AND ADMINISTRATION SERVICES    
  • Review and improvement of real estate records and record systems
  • Determine objectives and operating requirements of real estate records
  • Design basic interactive paper and electronic real estate record system
  • "Load" information into system, including regular updates
  • Ongoing real estate database management and maintenance
  • Review current system for payment, collection and allocation of rents and other real estate operating costs and revenues.  If determined to be desirable, design and implement an improved system that may include payment, collection and processing of rents and revenues
  • Negotiation and administration of "non-commissionable" operating agreements; e.g.,  easements, licenses, r.o.w.'s, etc.
  • Leased and owned property audits as appropriate
