Challenge

Locating a freestanding faclity to accommodate a recreational indoor skatepark with adequate clear height for skateboard ramps, appropriate zoning and a freestanding building to provide 100+ parking spaces and ensure safety in a controlled environment.

Solution

After reviewing numerous alternatives, the O'Connell Bender Powers Team made the link with one of their represented properties to locate a functional 59,000 SF freestanding building with industrial characteristics with proper zoning.  This alternate use also helped the landlord to achieve an income stream from an underproducing asset.  8171 Dixie Highway provides 24' clear ceiling height, the parking spaces necessary for a recreational facility, and convenient location for the clientele.
