Colliers B&K Represents Cabot Properties in Purchase of Wheeling Facility

ROSEMONT, IL— Jack H. Rosenberg, SIOR, Principal and Frederick L. Regnery, Vice President, both with Colliers Bennett & Kahnweiler’s Industrial Service Group, represented Cabot Properties in the purchase of a 310,156-square-foot warehouse located at 43-47 W. Hintz Road, Wheeling, IL. The seller was Blue Wolf Capital Management LLC, a NewYork-based private equity firm that recently acquired assets of Chicago-based Hospital Laundry Services (HLS), the building’s owner since 2001. The $13,690,000 sale transaction closed in late-November concurrent with HLS’ long-term leaseback of the entire building.  HLS was self-represented.

Along with its acquisition of the assets of HLS, Blue Wolf Capital also purchased the assets of Rockford, IL-based Northern Illinois Hospital Services, each from a consortium of not-for-profit hospitals.  As a result of these transactions, HLS will be the largest and highest-volume provider of healthcare laundry services in North America. 

“The purchase of 43 Hintz Road was unique because the company was being sold and the new owners wanted to spin off the real estate and sign a long-term lease,” said Andrew D. Ebbott, Partner with Cabot Properties. 

“Blue Wolf Capital selected us to buy the building because we had the funds available to close at the same time that Blue Wolf purchased the company. The entire transaction was dependent on our ability to purchase the real estate. We think it's a good building leased to a solid business, and credit Jack Rosenberg and Fred Regnery of Colliers Bennett & Kahnweiler Inc. for keeping this transaction on track during the long process needed to execute the company and building sale,” Ebbott added.

43-47 Hintz Avenue is a 310,156-square-foot warehouse/manufacturing building constructed in 1980.  Located on 16 acres, the building has 22’ clear ceiling heights, 2 interior docks, 25 exterior docks, and 3 drive-in doors.
