Ronald J. Behm, SIOR, Principal; and David A. Bercu, SIOR, Principal; both with Colliers Bennett & Kahnweiler Inc.’s Industrial Services Group (Colliers B&K), represented CenterPoint Properties in the sale of 745 Birginal Drive, Bensenville, IL. The sale of the 113,266-square-foot building closed on February 14, 2008. The buyer was a private user/investor.

745 Birginal Drive was originally constructed in 1974 as a single-tenant warehouse facility and underwent a rehab in 2007. The property was purchased with plans to convert it to multi-tenant use, and the buyer will occupy 28,200 square feet for manufacturing and distribution. The building is located near the southeast quadrant of Rt. 83 and Thorndale Avenue.

“This advantages of this property are numerous – the DuPage County tax base, proximity to O’Hare, heavy power and sprinklers, etc. We expect there to be great interest in it as a multi-tenant building,” said Behm.

Behm and Bercu worked closely with Nate Rexroth of CenterPoint Properties to complete the transaction. John Girsch, CCIM SIOR, President of John Girsch & Company, represented the buyer and will also handle the leasing of the building’s remaining four units.
