Fox Entertainment/SPEED Channel purchased a 78,200-square-foot office building at 1200 W.T. Harris Boulevard in Charlotte, NC. SPEED, a wholly owned subsidiary of Fox Entertainment, is a leading broadcaster of major motor sports events for cable television, reaching approximately 73 million homes nationally. The Charlotte-based company, currently housed in a production studio on Southern Pine Boulevard, has been working on acquiring its own facility for over a year. “Mike Dean and Colliers Pinkard’s guidance were instrumental to us in every aspect of the project from market assessments and transaction negotiations to guiding us through the business incentive process”, stated Francois McGillicuddy, Vice President of Finance and Business Operations for SPEED. Michael Dean also assisted SPEED in its state, county and city negotiations for business and economic incentives, which are provided over a five-year period and are valued in excess of $1,000,000. The new state-of-the-art international headquarters facility will broadcast motorcycle and race car events in high definition from around the world. Completion on the project is scheduled for late 2008 or early 2009, with the possibility of adding about 35 positions at the new facility. Michael Dean of Colliers Pinkard, along with Kelly Givens and David Gordon of Studley, represented SPEED in the transactin while Norman Walters of The Keith Corporation represented the owner.
Heritage House Fabrics purchased 5.62 acres of land to develop a 50,000-square-foot office/warehouse facility in Concord, NC. The new state-of-the-art world headquarters will be more than double the size of its current facility, attributable to the increase in clear height from 13’ to 35’, and is scheduled for delivery in early 2009. “From site search through transaction negotiations Mike Dean and Colliers guided us through the process from start to finish with excellent advice and negotiating skill”, says Tom Hilb, owner of Heritage House Fabrics. There may also be an addition to its employee base, although those details have yet to be determined. Heritage House is a buyer and importer of drapery and upholstery fabric for commercial and residential use. “After a thorough search of the market the Concord International Business Park site was the best match for my client’s short and long term business requirements. Its existing infrastructure, ingress-egress and expandability were key decision making criteria,” stated Michael Dean, representative for Heritage House. Bryan Crutcher and Ann Johnson of CBRE represented the owner.
