Our Capital Markets group has extensive professional experience in structuring innovative financing for projects including retail, office, industrial, warehouse, apartments and hotels. We arrange financing through correspondent lenders, insurance companies, credit companies, pension funds, commercial and savings banks as well as other hard to find sources.

The department has over twenty-five years of experience in structuring conventional mortgage financing, construction loans, construction/permanent loans, forward and permanent loans, joint venture structuring, sale-leaseback transactions, equity/mezzanine transactions and securitized and conduit financing.

For nearly 30 years, Colliers Meredith & Grew has provided mortgage servicing for correspondent lenders servicing a mix of insurance general account, pension fund, conduit, and mezzanine and bridge loan lenders. We currently oversee a servicing portfolio in excess of $1 Billion.

Using a proprietary software system to customize client reports, we collect payments and monitor the collateral under the loans in investors' portfolios. This encompasses tax and insurance compliance, fiscal-year-end reporting, and property inspections. Borrowers are provided with a reliable point of contact when there are special requests to be made of their lenders.

Case Study: Longwood Towers


Longwood Towers located in Brookline, Massachusetts consists of 277 residential units in three cross-shaped English Tudor style towers with garage parking and a grand ballroom entrance. The property was built in 1926 and was fully renovated in 1993. The plan is to convert the property from rental units to condominium units.

Colliers International Boston's Capital Markets group assisted The RADCO Companies in its purchase of the Longwood Towers in November 2005. Capital Markets obtained the $131 million, 90% non-recourse acquisition/condominium conversion loan on a tight timeframe. In addition, the Capital Markets group coordinated efforts with Colliers International Boston's Development & Advisory group on the due diligence services for The RADCO Companies' planned condo conversion project.
