Cottonwoods Case Study

The Cottonwood apartments had many physical and structural issues that threatened the Class “A” standing and were beginning to affect the rental and occupancy rates.   A strategy was developed that included several property improvements, which were completed to maintain the Cottonwood Apartments as a Class "A" facility.  The property was upgraded through the remodeling and expansion of the clubhouse, maintaining the outer appearance of all structures, by reengineering and rebuilding the majority of exterior decks and upgrading each apartment with washer and dryer units.  A highly successful furnished corporate apartment program was also integrated.

Through these improvements and the implementation of a successful marketing effort, and highly effective resident retention plan, revenue was substantially increased and the target market successfully diversified.

Washington Mutual Condominiums Case Study

The managers for the Washington Mutual building had tried for years to coordinate the fire alarm system with the surrounding buildings.   The continuous increase of property taxes was also an issue and occupancy was beginning to decline.   Negotiations with the City of Boise and State of Idaho were completed in regards to the Washington Mutual building fire and tax issues.  An analysis of property taxes was completed and evaluated.  Condominiums were sold, updated, and new suites were developed. 

Upon completion of the negotiations, the Washington Mutual building was interconnected with the neighboring parking garage and retail building to uncomplicate the issue in case of a fire emergency.   Property taxes were reduced by up to 25 percent for the entire building and occupancy remained consistently at or near one hundred percent.  

Veltex Building Case Study

During the development of a new mixed-use building an operations manual, construction plan review, and covenants, conditions, and restrictions manual (CC&R) all needed to be developed.   All three manuals and plans were developed and integrated into the existing building plans.

The development of a covenants, conditions, and restrictions manual (CC&R) allowed for a smooth construction period and financial savings.   Also, the reworked construction plans developed with the builder led to a successful build-out and deterred potential management issues.   The operations manual assisted in a smooth development process and became a general manual for building operations.
