Northeastern Supply, Inc. was looking to expand and improve their material handling and distribution operation into a better located and more contemporary facility.  Their intent was to “build-to-suit” a facility along the I-95 corridor and own the property.

Challenge

• Location needed to be along the I-95 corridor to retain asset value and ease of access.
• Limited options for land purchase in appropriate locations.
• Needed to move quickly to accommodate expanding business and distribution requirements.

Services

• Craig Lewis, SIOR, and Stuart Rienhoff, SIOR, CCIM of Colliers Pinkard, explored all existing land options available at that time.
• Due to lack of traditional options, Craig Lewis and Stuart Rienhoff introduced Northeastern Supply to Lakeside Business Park Development, which was well located, but did not offer land for sale.

 
Results
Due to Northeastern Supply’s strong credit, the Colliers Pinkard team was able to persuade the developer to construct a build-to-suit facility of 100,000 square feet for a ten-year lease with an option to purchase at any time after five (5) years, thus accomplishing both party’s goals and objectives.
