IBM Expands Downtown Baltimore Building by 300,000 Square Feet

Building renovation and new construction was completed simultaneously without interruption to existing tenants.

IBM made a decision to expand the existing 300,000-square-foot office building with four-story garage at 100 East Pratt Street in Baltimore.  IBM and T. Rowe Price Associates were both in need of additional office space.  The building would be expanded to 600,000 square feet with a nine-story garage.

Challenge

  • Extensive mechanical retrofit of existing building, relocation of contract parking and coordination with general contractor.
  • No business interruptions to existing tenants, IBM and T. Rowe Price Associates.

Services

  • Marketing of 250,000 square feet of new office space and the disposition of 110,000 square feet of surplus IBM space.
  • Coordinated relocation of 600 monthly parkers.
  • Reglazing of existing building, pressurizing stairwells, extensive HVAC retrofit, and full sprinklerization.

Results

  • The existing building renovation was accomplished simultaneous to the construction of a 28-story tower with no interruptions to businesses.
  • The project reached 100% occupancy while exceeding the “A” Tier market rental rates by 20% to 35%.
