CICV continue to ensure that technology advances are incorporated especially with respect to current adopted software models utilised by our clients. CICV provide continuous training for all personnel on the adopted software and operating platforms with the following a brief overview of internal and external technology.

DCF Model
CICV has developed and refined our own proprietary discounted cash flow model (monthly rests) based on Excel, which additionally incorporates traditional initial and reversionary yield calculations. This model has been well accepted by our clients and we note that all major sales analysis are fully analysed on this model in the same form as if completing a valuation on the property. In addition to the standard 10-year cash flow model, Robert McIntosh, Dwight Hillier and Stephen Andrew have further developed specific commercial, retail, industrial, leasehold and 15-year cash flow models.   We also advise that all major sales analysis are fully considered on the same basis as a valuation on a tenant by tenant and level by level cash flow utilising similar assumption to current valuations at the time of sale.

DYNA
Dwight Hillier has lead the implementation, training and ongoing support of DYNA within CICV. The internal expertise within CICV is acknowledged by our major clients and we further note that CICV has provided training to clients on the implementation and operation of DYNA. CICV has established an ongoing relationship with The REALM through Dwight and continue to remain up to date with software development through on-line training and conferencing and the attendance at the International FUSION Conference.

Cougar
CICV has a nominated team of Cougar operators within the group led by Peter Macadam. Peter has assisted in the training and ongoing support of Cougar within CICV during the past two years.

Estate Master
CICV has adopted Estate Master for all Residual Cash Flow and Development modelling with training conducted through software developer Hill PDA.

CORE & CIVS
CORE comprises an internal Client and Property database incorporating all Colliers International Listings and Deals and external deals with verified data incorporating a sign off through CICV. CIVS provides an internal management database including risk management, quality assurance and process tracking. CICV has also developed specific report templates for Institutional and Finance clients based upon the individual products to ensure consistency of approach and reporting. These templates and databases are centrally controlled and amended.
