Ms. Fodor’s specialty includes the very distinct Waikiki market. The highly coveted Kalakaua Avenue address is home to many international retailers and global hotel brands. Ms. Fodor is one of the few retail real estate agents in the state who work in this market and as part of the Colliers team, has contributed to Colliers collective achievement of helping both Landlords and Tenants in over 70% of the leasing transactions in the resort & luxury district in Waikiki in the past fifteen years.One of Ms. Fodor's Kalakaua Avenue projects includes the redevelopment of one of the most coveted corner parcels of Waikiki real estate - 2230 Kalakaua Avenue. As the first agent ever hired by the Waikiki Shopping Plaza, Ms. Fodor pulled together a team of industry and market experts to guide the landlord in the expansion of the Plaza into this corner parcel, opposite Salvatore Ferragamo, Hermes and the luxury tenants of DFS.Recently, Ms. Fodor completed the re-tenanting of resort retail spaces in several landmark Hawaii hotels, helping to complete the multimillion dollar re-investment to each property. Despite the market, the Sheraton Waikiki and the Royal Hawaiian Hotel were nearly fully leased upon their grand re-openings. Previous to this, Ms. Fodor worked with the world famous Rockefeller-developed Mauna Kea Beach Hotel on the Kohala Coast of the Big Island. In that project, Ms. Fodor fundamentally re-conceptualized the guests’ experience by relocating the retail spaces to the lobby level. Careful selection dramatically improved the co-tenancy. New tenants to the property include Third Dimension, a museum quality art gallery that matches caliber of on-property art found throughout the Resort, the world class Mandara spa and a signature fine dining restaurant, the Monettes.One of Ms. Fodor’s key achievements was participating on the Colliers retail team that guided the redevelopment of the Royal Hawaiian Center. Colliers was retained by Kamehameha Schools to aid in the redevelopment/revitalization of the property. The 4-story resort shopping center has 1,911 linear feet of Kalakaua Avenue frontage and over 300,000 square feet of leaseable area, encompassing three city blocks in the heart of Waikiki’s prime retail corridor. However, the property’s fortress-like appearance and difficult to navigate upper levels contributed to high vacancy, which over the years, had been as high as 40%. The Colliers team provided the master merchandising plan, proforma budget for rents, percentage rents, tenant improvement allowances, and gross sales projections for each of the 107 tenant spaces. Colliers successfully leased over 95% of the Center, and brought in such tenants as Senor Frogs, PF Chang’s, Doraku Sushi, Wolfgang’s Steak House, Apple, Bebe, Marciano, Ferrari, Furla, Juicy Couture, 7 for All Mankind, Tourneau and Kate Spade.Recognizing that the best possible location is an integral part of a retailer’s overall success and likewise, that strategizing tenant mix is essential to the vitality of a project, Ms. Fodor has dedicated herself to perfecting the skills required to accomplish those goals.Ms. Fodor is sought by Landlords who want to strengthen their shopping centers as well as national retail tenants who look for strong market knowledge to assist in a market entry, expansion and repositioning.
