Colliers performed site selection services for a distribution facility (40,000 sf)
Challenge:
Determine the viability of relocating an existing distribution facility to a proposed new location already under option for long term lease agreement.
Services:
Colliers provided site selection decision support through GIS mapping, transportation cost analysis and customer base profiling. Real estate alternatives were then researched and identified.
Value:
Using GIS mapping and drive-time modeling, Colliers compared the implications of transportation costs on multiple location scenarios. Based on those transportation costs. Colliers financially evaluated the feasibility of the Client's current site under option. The results were such that the site was rejected as a viable long-term solution as it would have produced a $17.6 million site selection mistake. Colliers presented these findings to the Client's Board Executive and renewed the search for an alternative site located in an optimal location zone identified in the GIS mapping study. Colliers subsequently concluded the sale of a 14-acre site for the current build-to-suit facility.
