Colliers performed site location advisory services for an office and production facility.
Challenge:
Identify the development site best suited to the Client's needs for a 200,000 square foot production facility, its cost constraints, and identify the facility least likely to cause employee attrition in a tight labor market.
Services:
Colliers performed a demographic and labor market analysis for the Client looking specifically at factors such as population growth, education and skill levels and wage and benefit rates. Colliers then completed an employee residential mapping and drive-time analysis exercise to identify average commute times. Colliers also examined tax rates and relevant rebate incentives. Finally, the real estate site selection was completed for the build-to-suit facility.

Colliers created a competitive site search by sourcing all realistic land options in counties adjacent to that which was sought. together, Colliers and the Client secured over US$2 million in property tax benefits over the lease term.
