Colliers is reshaping the San Juan, Puerto Rico waterfront through a mixed-use project that includes a convention center, hotels, retail and residential property.



   


The Commonwealth of Puerto Rico has embarked upon a plan to create a mixed-use and urban waterfront redevelopment, which will enhance the economic development potential of metropolitan San Juan with the development of a convention center,   luxury and boutique hotels, residential condominiums, destination retail, a mega yacht marina, an aquarium and a vibrant public realm.  The Commonwealth of Puerto Rico selected Colliers International to provide strategic planning services to create an economically viable and marketable private development implementation plan.  The Colliers team is comprised of an integrated multi-disciplinary team of experts with development, urban planning, architecture, engineering and tourism, hospitality and economic analysis experience. 



   


Colliers role is to ensure that the public policy objectives of the Commonwealth of Puerto Rico are leveraged by implementing a plan to develop a 10.0 million square foot mixed-use urban plan that represents over $2.4 billion in public/private investment partnerships. The Colliers team evaluated the site conditions, infrastructure requirements and, through an informed planning and market based evaluation process, defined viable phases for the development parcels.  The development plan is based on sound urban planning principles.  At the same time, it is configured to recognize the need for adjustments to inevitable fluctuations in market demand.  The master plan has been defined to achieve basic fundamentals including the ability to meet the need for a flexible and feasible mix of uses and to respond to future opportunities, provides smaller and more efficient development parcels which correspond to realistic increments of development and facilitates project phasing with associated incremental development infrastructure.

The Vision and plan have been informed by a broad array of perspectives and expertise in the areas of planning, urban design, economics and market studies, transportation, and environment. It has also had benefit of extensive input from representatives of many agencies and departments and field observation and study. This inter-disciplinary approach has been critical in informing the articulation of a Vision for the Waterfront which embraces the surrounding context of the Isleta neighborhood of San Juan.
